ClouCasa® · Agricultural property brokerage
An agricultural estate embodies generations of work, the identity of its territory and the prospects of a business. Considering its transfer requires an understanding of the land assets, the productive organisation and the conditions supporting its long-term value.
ClouCasa® handles the brokerage of substantial landholdings, rural estates and farming businesses across Italy, supporting owners, entrepreneurs and buyers through a personal, confidential process. Each instruction starts with an examination of the property, agreed objectives and coordination of the expertise needed for informed negotiations.
Our areas
Arable and irrigated land, specialist crops and holdings to consolidate: acreage, parcel continuity and operational suitability need to be assessed together.
From vineyard condition to production and commercial organisation, with the scope of the transaction clearly identified.
Olive farms, orchards and other permanent crops, examined in relation to planting condition, management and the surrounding territory.
Land, rural buildings and operational facilities, identifying production needs and relevant investigations with the appropriate technical professionals.
Understanding value
Agricultural valuation requires verifiable information: location, access, parcel continuity, terrain, soils and documented water availability. Agronomic assessment examines crop suitability, planting quality, maintenance and productive conditions, relating the assets to their market context.
A business sale requires a precise definition of what is being transferred. Land and buildings, installations and equipment, stocks and contractual relationships require distinct, consistent assessments. Agronomic, valuation and business matters are examined by the appropriate professionals.
This preparation supports the marketing strategy: a reasoned assessment of value, an accurate presentation and sale terms aligned with the owner’s objectives.
Vineyards and wineries
A winery transaction requires attention to grape varieties, vineyard age and condition, training systems, soils and cellar equipment. Location and the surrounding appellation context contribute to understanding the estate while each business still requires its own checks.
Appointed advisers examine vineyard and farm records, planting authorisations, applicable production specifications, registers and relevant documents. Brands, wine stocks, commercial relationships and any hospitality activities must be identified within the sale and assessed separately.
An appellation, certification or development opportunity cannot simply be assumed: it must be documented and checked for the specific transaction.
Preparation
Before commitments are made, we organise available documents and discussions with agronomists, technical professionals, the notary and legal and tax advisers as the instruction requires. The form of the transaction — a sale of land and buildings or a transfer of a business undertaking — should be defined from the outset.
Marketing
We agree with the owner what information to release, to whom and at what stage. Sensitive documents are shared progressively after discussions of prospective buyers’ needs, indicative resources and objectives.
We prepare a presentation describing the property’s extent, facilities and context. Visits and discussions respect the farming activity, while we support negotiations and coordinate the steps towards transfer.
Connecting professional skills
A purchase may serve expansion, land consolidation, generational change or a new venture. Assessing its suitability may require agronomic, economic, legal and environmental expertise.
Where the project requires it, dedicated professionals are involved in land-use and environmental planning, business development and agri-food marketing. The development of regional or organic products must be considered alongside markets, production specifications and applicable certifications.
Environmental studies, impact assessments where required and development plans are separate specialist services, with scope, timing and fees agreed with the appointed professionals. ClouCasa® coordinates the property process and maintains the direct client relationship.
