Understanding value. Setting an asking price.
Every property has features that deserve to be observed, understood and considered in relation to the market. Location, light, space, condition and surroundings contribute to a value that calls for careful analysis.
ClouCasa® helps owners interpret these elements to develop a reasoned commercial valuation and agree an asking price consistent with the home, demand and the objectives of the sale.
A useful valuation explains the reasoning behind the estimate and provides a practical basis for decisions.
The property visit: getting to know the home
The process begins with a visit and a discussion with the owner.
We observe layout, orientation, natural light, maintenance, finishes, outlook and outdoor space. We consider the floor level, accessibility, ancillary areas, building quality and surroundings.
We also consider less immediately apparent factors: privacy, noise, the relationship between rooms and conditions that may affect use. Preliminary information is explored through the visit and available documents.
Comparing the property with the market
A commercial valuation considers properties comparable in location, type, size and condition, taking account of differences that may influence value.
We examine competing listings and, where available and reliable, completed transaction data. We distinguish advertised asking prices from prices actually achieved: they describe different stages of the market and require separate interpretation.
Price per square metre is an indicator to be considered alongside the property’s features. Size, condition, outdoor space, energy performance and occupancy arrangements all contribute to the picture.
Valuation approaches and data quality
The approach depends on the property, the purpose of the valuation and the information available.
Market comparison relates the property to relevant comparable properties, considering differences. For more analytical assessments, the Market Comparison Approach (MCA) structures comparisons through adjustments reflecting property characteristics. Any specialist procedure is defined according to the instruction and expertise required.
Income analysis, where relevant, considers the property’s ability to generate rental income and the factors affecting its sustainability. Income capitalisation requires consistent assessment of income, costs and the rate adopted; it may complement the analysis of an investment property.
OMI value ranges from the Italian Revenue Agency provide indicative ranges for areas and property types. They are contextual information to consider alongside the property’s features and other available evidence; they do not replace an individual property valuation.
Documents that help explain value
The assessment considers available information about the property’s extent, permitted use, ancillary areas, ownership history and any occupancy arrangements, together with known restrictions or issues.
We organise documents received and identify matters requiring further investigation. Technical, planning, cadastral, legal and tax checks are coordinated with the competent professionals according to the circumstances.
A commercial valuation has its own purpose. If a report is needed for lending, judicial proceedings or another specific use, we define the process and involvement of the appropriate professional.
From estimated value to asking price
Estimated value, asking price and final sale price are distinct.
The valuation expresses an opinion at a particular date, based on the information examined. The asking price is agreed with the owner, also considering competing properties, buyer demand, the preferred timetable and the marketing strategy. The final price depends on the terms actually agreed between the parties.
We explain positive factors, issues and the assumptions underpinning the analysis so the owner can understand the proposed positioning. During marketing, feedback and changes in the market may suggest updating the valuation.
A clear valuation, an informed decision
With ClouCasa®, the owner has a point of contact who connects the home’s features, documents and market evidence, explaining the reasoning and matters still requiring investigation.
Our aim is to establish a realistic starting point for the sale, respecting the property asset and people’s needs. The valuation remains an estimate and does not guarantee a sale price or completion timetable.
