Selling your home and buying another

Two transactions, one coordinated journey.

Moving home brings together housing needs, financial resources and personal schedules. When buying your next home depends on selling your current one, every step needs careful organisation.

It is important to understand when funds will become available, how to approach the search, which commitments to make and when to leave the home you are selling.

ClouCasa provides personal coordination throughout this journey, aligning the sale, purchase and handover with the needs of everyone involved.

Start with the whole project

Before marketing begins, we explore the reasons for moving, the features of your next home and your family’s priorities.

We assess the market for the property you are selling and the areas where you wish to buy. We consider the time available, any financing needs and the possibility of carrying out work before you move.

This initial overview helps establish a realistic sequence, identifying which steps can run together and which depend on others being completed.

Connect the sale with the funds for your purchase

The sale price and the funds actually available for your next purchase need to be considered separately.

Together, we review the available information on any loans to repay, payment deadlines and costs to consider, coordinating further enquiries with the bank, notary and other appropriate professionals.

The aim is to plan around the funds you can use and when they will become available.

If the new purchase requires a mortgage, the terms and timetable of the property transaction are coordinated with the lender’s application process. Credit advice and the financing application remain with the bank or authorised operators; the assessment of creditworthiness, approval and release of funds are the lender’s responsibility.

Give your search a clear direction

We organise the search for your next home around the progress of the sale and your agreed requirements.

We define areas, essential features and budget, comparing opportunities through a dedicated property search under a specific agreement, where requested.

During viewings, we consider availability, condition, any work required and information that needs further investigation. Compatible timing becomes part of the assessment alongside the qualities of the home itself.

Deferred handover: an option to agree together

In some circumstances, the parties can agree that the seller remains temporarily in the home after completion, postponing the physical handover until a later date.

This arrangement may allow the seller to use the proceeds for the next purchase, complete any work and organise the move with greater continuity.

Its feasibility depends on the buyer’s agreement and the terms of the transaction. The notary and, where necessary, a lawyer help establish the legal basis for the seller’s continued occupation, the deadline for leaving, expenses, responsibilities and any safeguards.

Deferred handover must address the seller’s needs while protecting the buyer.

Allow realistic time for work and moving

The availability of your next home must also take account of what happens before the move: design, any necessary permissions, building work, supplies and removal arrangements.

We coordinate discussions about deadlines with those involved, distinguishing agreed dates from estimates that still need confirmation.

Where circumstances permit, the journey can be organised so that you move directly from the home you have sold to your new one, reducing the need for temporary accommodation. The possible consequences of delays should be addressed before commitments are made.

Follow the agreements through to handover

ClouCasa coordinates the activities entrusted to us, gathers updates and facilitates communication between the parties and their professional advisers.

Offers, preliminary agreements, completion deeds and handover arrangements are considered together so that deadlines are clear and consistent.

The final stage also deserves attention: the condition of the property, items to leave or remove, meter readings, utilities and the handover of keys are organised in accordance with the agreements reached.

Move home with a personal point of contact

Every family has different needs. Some want to be closer to their children, some need more space and others want a home that is easier to live in.

Our role is to turn these needs into an organised journey, with careful attention to resources, agreements and the timing of the move.

Let’s talk about the home you want to sell and the life you imagine in your next one.
