Coordinating your property plans and finances.

When a purchase requires a mortgage, finding a home and arranging the funds need to progress together. Understanding the financing process helps align the purchase commitments and deadlines.

ClouCasa® helps organise property documents and the contacts needed to coordinate your purchase. Banks or authorised credit intermediaries examine credit options; the lender assesses creditworthiness, approves the loan and releases the funds.

Affordability

Understand your resources before choosing a home.

The budget includes available savings, the amount to borrow and purchase expenses: taxes, notarial fees, agency fees and any works, as well as financing costs. Assess repayments against income, other debts and household expenses, leaving room for unexpected costs.

The lender considers documented income, its continuity, existing commitments and long-term repayment capacity. A simulation or income-based pre-approval is a starting point, subject to property checks and the final lending decision.

Comparing offers

Look beyond the monthly payment.

Fixed, variable and mixed rates offer different levels of payment predictability. A variable rate can change over time; a longer term may lower instalments while increasing total interest.

The personalised PIES, known in English as the ESIS, helps compare the amount, term, payments and conditions. The TAEG, or APRC, includes interest and relevant credit costs but not every purchase expense: notarial fees, for example, need separate consideration. Distinguish required insurance cover from optional policies.

Application and assessment

Prepare complete, consistent documents.

You can apply directly to the lender, including through its digital channels, or with an authorised credit intermediary. The lender checks the documents and declared information, reviews existing debts and consults the relevant credit databases.

Which documents may be required?
  • Identity and personal circumstances: identification, tax code and any requested civil-status documents.
  • Income: payslips, annual income certificates and employment contracts for employees; tax returns and business records for self-employed applicants. Irregular income may require a history of earnings and current contracts.
  • Financial commitments: bank statements and complete information on loans, repayments and other obligations.
  • Property: purchase offer or preliminary agreement, title documents, cadastral records and plans, energy certificate and requested technical documents.

This is an indicative list: requirements and reference periods depend on the lender and application. Send personal and income documents through the channels specified by the provider handling your finance.

Private credit information systems and the Bank of Italy’s Centrale dei rischi are separate databases. A credit account appearing in a database does not, by itself, indicate missed payments.

Property as security

Coordinate the valuation with property checks.

The lender’s appointed valuer assesses the property offered as security. If the accepted valuation is below the agreed price, the available loan may be lower, requiring a review of your funds.

A bank valuation does not automatically replace all planning, cadastral and notarial checks for the purchase. We organise available property documents and coordinate further investigations with the relevant professionals.

The lending decision

Distinguish preliminary assessment from approval.

The assessment may result in approval, approval subject to conditions, or refusal. Check the loan amount, term, required guarantees, validity and any outstanding documents in the lender’s communications.

Receiving a PIES does not, on its own, mean final approval. When you receive a binding offer under Italian consumer mortgage rules, you have at least seven days to reflect: the lender remains bound and you may accept before this period ends.

From offer to completion

Align your commitments with the release of funds.

Before signing a purchase offer, coordinate the requested loan amount, assessment times, deposit and proposed completion date. If the purchase depends on a mortgage, any financing condition needs careful wording on the amount, deadline, outcome and notification arrangements.

No single guaranteed timeframe applies to every application: extra documents, valuation and checks may change the schedule. Agree payment arrangements with the lender and notary too: funds may be released at signing or later. Loan approval and actual availability of funds are separate stages.

We keep the purchase documents, professionals and deadlines connected, so that each step is approached with a clear picture.
