Rethinking space.
Shaping value.

A spacious apartment, an office or an entire building may offer opportunities through a different division of its space. Identifying them means connecting what the property can accommodate with what the market is looking for.

ClouCasa supports owners, investors and developers with the commercial assessment of a project and the organisation of sales, coordinating discussions with the professionals appointed to examine technical, planning, cadastral and legal matters.

Feasibility before decisions

A sustainable project begins with a careful assessment.

Before the project is defined, we compare commercial scenarios with the findings of specialist checks: lawful building status, permitted uses, restrictions, requirements for the proposed units, access and services. The assessment also considers estimated works, charges and professional fees, alongside the time and resources required.

Subdivision is assessed for the individual property. Qualified technical professionals determine feasibility and the appropriate procedure; updating cadastral records does not replace the required building formalities.

From assessment to marketing

Every decision contributes to the outcome.

Unit sizes and layoutsDimensions, layout and usability.

We compare market requirements with the configurations proposed by the designers. Floor areas, layout, functional independence and usability help shape a considered commercial proposition, consistent with the property’s verified possibilities.

Market absorptionDemand, competition and expected selling times.

We examine local demand, competing supply and, where available, evidence from completed sales. We assess how many units the market may reasonably absorb and over what period, helping inform unit sizes, prices and the sequence of sales.

Prospective buyersRequirements and market positioning.

We identify the requirements of the people and businesses the units may appeal to. This assessment informs the development’s positioning, its presentation and the choice of marketing channels.

Sales schedulingProject stages and sales deadlines.

We align the commercial strategy with design stages, formalities, works progress and the availability of documentation. Together with the owner, we agree when and how to present the units, taking account of market conditions and project deadlines.

Coordination with technical professionalsDocumentation and appointed professionals.

We organise the flow of documentation and liaise with the professionals appointed for design, building submissions, technical certifications and cadastral updates. Preparation, submission and responsibility for technical documents remain with the appropriately qualified professionals.

Pricing scheduleIndividual unit values and the overall project.

We work with the owner on a pricing schedule reflecting each unit’s characteristics, orientation, floor level, ancillary spaces and position. Prices are considered within the overall project and reviewed, where appropriate, in response to market feedback.

Marketing property developments

An overall perspective.
Attention to every unit.

For new-build developments, we help shape the commercial approach while design decisions can still respond to market requirements. We agree market positioning, the mix of units, pricing and presentation materials, then organise viewings, enquiries and negotiations for individual unit sales.

In discussions with the developer, designers and buyers, we coordinate personalisation requests, documentation and deadlines. This organised approach keeps the process clear, from the first enquiry through to completion and handover.
