Some experiences leave us with more than a result: they leave a place in our hearts. For ClouCasa®, Fiera di Primiero is one of them.
We arrived in Via San Francesco to present a home with its own entrance and private garden. Ahead of us were two working days and sixty staggered appointments. Around us, the beauty of the Dolomites and a town whose kindness we will remember.
Six in the morning, at Daria’s
Our days started early: breakfast at Daria’s at six, before the appointments. Among our memories is a friendly street-cleaning worker we met in town. A simple encounter that became part of the welcome we felt.
There was little time to stroll around Fiera. But we got to know it through its people, and around the table: courteous hospitality and excellent food in the local restaurants. Even an intense business trip can leave lovely memories.
One home, sixty ways to imagine it
The home’s immediate appeal lay in the connection between its living room and outdoor space. Approximately 55 square metres recorded in the cadastral documents, with a separate kitchenette, a double bedroom, a smaller bedroom and a bathroom with a window. Outside, an approximately 60-square-metre private garden, fully paved. A covered parking space on the lower ground floor completed the property.
Parquet and wooden windows brought the warmth of an Alpine home. The building, with exposed wooden trusses in its roof, belonged naturally to the mountain landscape around it.
Sixty appointments in two days called for a carefully organised schedule. We arranged successive visits, presenting the property and meeting prospective buyers. The number reflects the interest; the organisation reflects the work needed to welcome it.
The result, without superlatives
We left Fiera di Primiero with seven purchase proposals. We left the owners to choose the proposal best suited to their needs.
That is the concrete result of this story: a home presented on location, sixty organised appointments and seven proposals received. For us, good work means being there, giving people time and guiding each stage carefully, while respecting the sellers’ priorities.
Precision in the documents, too
Trentino uses the land-register system known as the sistema tavolare or Libro fondiario, inherited from the Austro-Hungarian legal tradition. It also operates in Bolzano, Trieste, Gorizia and certain municipalities in the provinces of Udine, Brescia, Belluno and Vicenza.
It does not, in itself, prevent a sale. It does have specific formal requirements: for transfers between living parties, registration in the land register is a substantive step in acquiring the right. Documentation and the correct completion of the formalities therefore require particular attention, with the involvement of the notary.
Understanding a home’s value also means understanding its legal context. Care in the appointments and precision in the documents are both part of the sale process.
What we brought home
We left Fiera di Primiero with seven purchase proposals and many encounters to remember. Early breakfast, the friendliness of people working for the town, the restaurants and the mountain scenery.
There was little time to explore it. Enough, though, for it to stay in our hearts.
